What’s Lurking Inside Your Walls?

Between mid 1970s and late 1990s, thousands of Calgary homes were built with Polybutylene (Poly-B) plumbing. It was cheap, flexible, and easy to install - until it started failing, sometimes fast at a joint or slowly as a longitudinal crack.

  • Prone to splitting under pressure or chlorine exposure.
  • Degrades from within - even if it looks fine on the outside

Think you can wait ?   So did a couple of our our team members, only to find their homes flooded and numerous of their family memorabilia destroyed. In one case, after fixing the Poly-B leak and cleaning up the house, during their planning of when to replace it, another Poly-B pipe sprained a leak, reflooding the house again - lots of damage, many wasted cleaning hours, and huge frustration.

How to Recognize Polybutylene Pipes ?

Your home construction time is crucial to whether you may have polybutylene pipes. Check the pipes that are visible to you. Visually, polybutylene pipes are very different from copper or PVC pipes. Here are some common characteristics of polybutylene to identify them:

  • Stamped with PB2110
  • Often gray in color, but may be white, silver, black, or blue
  • Half an inch to 1 inch in diameter
  • Slightly flexible material
  • May be curved, rather than use strict pipe fittings

If your home is not located in the above communities, this does not guarantee that you're safe.  Many homes build before 1975, were renovated during the Poly-B era, with plumbers using Poly-B pipe to improve their efficiency.

Polybutylene Industry Lawsuit

The Poly-B issues were so significant that the two producers that made this plastic pipe, Shell and Dupont, agreed to settle a massive class action lawsuit against them, providing homeowner's some recourse for this faulty material.  For Poly-B related claims, homeowners were given a deadline of May 31, 2005 or up to 15 years after date of installation to be compensated.   About 150,000 Alberta homeowners were eligible for compensation.  Unfortunately, now we are far beyond the acceptance period, and therefore no funds are available.

What Home Inspectors Will and Will Not Tell You About Poly-B

According to International Association of Certified Home Inspectors' standard practice, home inspectors are not required to determine the existence or condition of Polybutylene (Poly-B) plumbing. This means that during a standard home inspection, the presence of Poly-B pipes might not be identified or reported.

Even when Poly-B piping is visible, inspectors are not obligated to test its condition. Deterioration often occurs from the inside out, making it challenging to assess without invasive methods, which are beyond the scope of a typical home inspection. This gap in inspection approaches means many homeowners are unaware of the risks lurking behind their walls. Poly-B pipes can fail without warning, leading to significant water damage and costly repairs.
